FEMA Flood Zone Map Amendment

The Board of River Banks Lofts has successfully appealed the flood zone notice for our building.  The Letter Of Amended Map from FEMA releasing RBL from certain flood zone requirements is located here

Special Assessment Information

The Board of River Banks Lofts has passed a $2.8 Million Special Assessment to address several capital projects across 2010, 2011 and 2012.  The primary components are additional exterior masonry repairs and roof membrane replacement.  There efforts will require funding outside of the Association's normal operating budget and this special assessment will provide this funding.  As part of the continuing effort to keep RBL residents and owners informed via this site, the following documents are provided for reference and study.

  1. Board Summary and Perspective - the Board's background and process used to determine the action taken, distributed to owners 12/18/09
  2. 2003 Critical Exam Report - The report prepared by Schoengart Associates that laid the initial groundwork for the necessity of the repairs addressed by the Special Assessment. 
  3. Board Communication concerning Special Assessment dated 11/18/09 - SA information and financing options.  Both Items were distributed to Unit Owners via mail.
  4. SG&W 10/19/09 Presentation - at the October 19th meeting of the River Bank Lofts Board Sullivan Goulette & Wilson our architectural/structural consultants made their primary presentation.  Their presentation outlined their background, qualifications and select partners, as well as documenting some of the existing exterior masonry and roof related issues our building faces.  Their presentation is here (a very large pdf, please be patient while loading).
  5. Board Letter to Owners 9/24/09 - background information concerning the current issues.
  6. SG&W Capital Reserve Report Cover Letter - introductory note from Association consultants who prepared the latest Capital Reserve Report (CRR).
  7. SG&W Capital Reserve Report - latest 20 year reserve study (originally distributed at 9/21/09 Association Board meeting and attached to Board's 9/24/09 letter).
  8. Peer Review Summary - Dearborn Engineering was hired by the Board to complete a peer review of the plan submitted by SGW for the exterior masonry repairs and roof work.  Dearborn reported their findings at the 11/30/09 Board meeting.
  9. Board Validity Legal Opinion - during the course of discussions concerning the Special Assessment the question for the Board's validity was raised and the Board sought this legal opinion from the Association's Counsel to address the issue. 
  10. Rooftop Structures Legal Opinion - during the course of discussions concerning the Special Assessment, the Board sought confirmation of the status of the rooftop structures of our building to determine whether the association or unit owners would be responsible for the exterior facade and roof repairs being proposed.
  11. Special Assessment Payment - each unit owner will be responsible for payment of the Special Assessment attached here are two items that will help review the options. 1) Special Assessment Payment Options - reviews the options for payment and includes some frequently asked questions.  2) Special Assessment Calculator - this is an excel worksheet that will allow owners to determine their share of the Special Assessment and how the amount works through various payment options.
