FEMA Flood Zone Map Amendment
The Board of River Banks Lofts has successfully appealed
the flood zone notice for our building. The Letter Of Amended Map from
FEMA releasing RBL from certain flood zone requirements is located
here.
Special Assessment Information
The Board of River Banks Lofts has passed a $2.8 Million
Special Assessment to address several capital projects across 2010, 2011 and
2012. The primary components are additional exterior masonry repairs and roof
membrane replacement. There
efforts will require funding outside of the Association's
normal operating budget and this special assessment will
provide this funding. As part of the continuing effort to keep RBL
residents and owners informed via this site, the following documents are
provided for reference and study.

documenting some of the existing exterior masonry and roof related issues our

Peer Review Summary - Dearborn Engineering was hired by the Board to
complete a peer review of the plan submitted by SGW for the exterior masonry
repairs and roof work. Dearborn reported their findings at the
11/30/09 Board meeting.

Board Validity Legal Opinion - during the course of discussions
concerning the Special Assessment the question for the Board's validity was
raised and the Board sought this legal opinion from the Association's
Counsel to address the issue.

Rooftop Structures Legal Opinion - during the course of discussions
concerning the Special Assessment, the Board sought confirmation of the
status of the rooftop structures of our building to determine whether the
association or unit owners would be responsible for the exterior facade and
roof repairs being proposed.
